How Much Does an EPC Certificate Cost?

EPC prices vary by property and assessor. Learn what affects the cost, what a quote should include and how to check if you already have a valid certificate.

An EPC certificate does not have one fixed UK price. The cost depends on your property and the accredited assessor who carries out the assessment. If you need one to sell or let a home, check whether a valid certificate already exists before paying for another.

What affects the cost of an EPC certificate?

GOV.UK says the cost of an assessment varies by assessor and property size. A larger or more complex home can take more time to assess than a small flat. Your location, local assessor availability and any travel involved may also influence an individual quote. Ask what is included before choosing a provider rather than treating the lowest advertised starting price as your final price.

Property type and size

When requesting a quote, give the assessor accurate details about the property, including whether it is a flat, house or bungalow, its size and any unusual layout. This helps them price the visit for your actual home instead of a generic example.

Location and appointment availability

An assessor needs to visit the property. Share the postcode and tell the provider if you have a deadline for marketing or letting. If speed matters, ask about the appointment date and when the lodged certificate will be available. Do not assume a same-day certificate is guaranteed.

What should your EPC quote include?

Confirm that the person visiting is an accredited domestic energy assessor, that the quote covers the assessment and certificate lodgement, and when you will receive the digital certificate. GOV.UK recommends checking that an assessor is part of an accredited scheme. An EPC rates energy efficiency from A to G and contains recommendations for improvements, but it is not a structural home survey. Check the official assessor guidance.

If you are comparing quotes, ask: Is the visit included? Is lodgement included? Are there extra charges for my location or property type? What appointment is available? These questions make competing prices easier to compare.

Check whether you already have a valid certificate

An EPC is generally valid for 10 years. In England, Wales and Northern Ireland you can look up an existing certificate for free using the official GOV.UK service. Scotland uses a different register. If the existing certificate is still valid, you may not need to order a new one simply because you are selling or letting. You might still choose a reassessment after improvements if you want the updated rating recorded. Check an existing certificate on GOV.UK.

Who pays for the EPC when selling or letting?

The seller or landlord is normally responsible for arranging the EPC, although an estate or letting agent may help organise it. GOV.UK says you must order an EPC before marketing a property for sale or rent, subject to the relevant exemptions. If you are preparing to list, build the assessment into your timetable rather than leaving it until an interested buyer or tenant asks for the certificate.
