EPC Cost for a Flat vs a House: What Changes the Quote?

Why EPC quotes differ between flats and houses, and how to ask an assessor for a like-for-like price.

There is no universal EPC price for a flat or a house. The assessment cost varies by assessor and the size of the property, so an advertised entry price is not necessarily the quote for your home.

Size, layout and building type

An assessor needs sufficient time to record the relevant energy features. A larger home, unusual layout or complex heating arrangement can change the work involved. Describe the actual property, including the number of floors and any extensions, when asking for a quote.

What else to confirm

Share the postcode and your preferred appointment dates. Ask whether the price includes the visit and lodging the certificate on the official register. If you are comparing providers, make sure each quote is based on the same property information.

Check first, then book

An existing EPC is normally valid for 10 years. Search the official register before ordering another; if you need a new one, request a tailored quote for your specific flat or house.

A flat is not always simpler to assess

A flat may be smaller than a house, but its heating, construction and relationship to a larger building can affect the information the assessor needs. A compact house may be straightforward, while a large flat with an unusual layout may need a more involved visit. Ask for a property-specific quote rather than relying on a rule that all flats cost less. The cost of a domestic assessment varies by assessor and property size according to GOV.UK.

A practical quote example

If you are comparing quotes for a two-bedroom flat and a four-bedroom house, give both assessors the same details for each property: postcode, dwelling type, approximate floor area and available access. Do not compare a headline 'from' price for the flat with an all-inclusive home-visit price for the house. Check whether the visit, certificate lodgement and any travel charge are part of the quoted total.

When a previous EPC changes the calculation

If either home already has a valid certificate, you may not need another assessment. Search the official register and note the expiry date. If major energy improvements have been made and you want an updated rating, a fresh assessment might be useful even though an older certificate remains within its 10-year validity period. Ask an accredited assessor what evidence of those works would help them record the property accurately.

How to make the decision

Choose the quote that fits the actual home and timetable. Check assessor accreditation, when they can attend and when the lodged certificate is expected. If you are preparing to market a property, remember that GOV.UK says an EPC must be ordered before marketing unless an exemption applies. A cheap headline price does not help if it excludes lodgement or the provider cannot meet the required date.
