How to Compare EPC Quotes Without Missing the Essentials

The cheapest advertised EPC is not automatically the best quote. Compare the total cost for your home and whether an accredited assessor can visit and lodge the certificate when you need it.

Check the assessor

For a domestic EPC, confirm that the person carrying out the visit belongs to an accredited scheme. GOV.UK provides an assessor search for England, Wales and Northern Ireland, with a separate process for Scotland. A RICS home survey qualification is not a substitute for EPC accreditation.

Check the scope and price

Give each provider the same property address, type and approximate size. Ask if their figure includes the on-site assessment, travel and certificate lodgement. Get any additional charges explained before agreeing.

Check timing and delivery

Ask for the available visit date and expected date for the lodged certificate. An EPC should be ordered before a home is marketed for sale or rent, subject to exemptions. If timing matters, confirm the actual availability rather than assuming a general speed claim applies to your postcode.

Check whether you need to buy at all

Search the official register for an existing valid certificate first. If you already have one that covers the property, you may not need to pay for another assessment.

What should an all-inclusive quote say?

Ask whether the quoted price includes a property visit by an accredited domestic energy assessor, preparation and lodgement of the certificate, and any travel or scheduling charges. Get the answer in writing. If an advertised price says 'from', treat it as a starting point until the assessor has the postcode, type and size of your property.

What if two quotes promise different speed?

Compare the available appointment and the expected lodgement date separately. One provider may be able to visit sooner but take longer to process the certificate; another may quote a later visit but a clearer delivery window. If the home is about to be marketed, tell both providers the intended date and ask whether their timetable is realistic for that address. Avoid paying a premium based only on a generic same-day claim.

Check the certificate you already have

It costs nothing to search for a certificate on the official register in England, Wales and Northern Ireland; Scotland has a separate register. Check the expiry date and property details. A valid existing EPC may mean you do not need a new visit, though an assessment after improvements could give you a more current rating.

A short comparison checklist

For each provider record the assessor or accreditation scheme, quoted total, property details assumed, available date, expected lodgement date and how the certificate will be delivered. If any item is unclear, ask before agreeing. An EPC is an energy assessment, not a structural home survey, so an offer that bundles unrelated services should break down the individual costs.
