What to Do If Your Help to Buy Valuation Has Expired

If you bought your home using Help to Buy, or a similar equity‑loan/shared‑equity scheme, and organised a formal valuation to repay or stair‑case, you may already know that the official report only stays valid for a limited time. But what happens if the three‑month window lapses? This article explains what you need to do to avoid delays, extra costs or issues with your repayment or sale.

How long does a Help to Buy valuation remain valid?

A formal valuation for Help to Buy purposes must be carried out by a qualified Royal Institution of Chartered Surveyors (RICS) surveyor, targeting current market value so Homes England (or the relevant loan‑administrator) can calculate what you owe. Under the scheme rules, the valuation report remains valid for three months from the date it was issued. 

If your sale, staircasing, or full repayment doesn’t complete within that period, or if legal/conveyancing delays push past those three months, you cannot simply rely on the old report.

What happens when the valuation expires

If the report has expired, administrators may reject it, requiring you to get either a desktop update or a completely new valuation.  This means additional fees and delays, potentially pushing back your sale or repayment, or affecting mortgage offers if you’re buying elsewhere.

Your options: Extension or New Valuation

1. Request a desktop valuation

If you act within two weeks of expiry, your original surveyor can sometimes issue a “desktop valuation”, a document that re‑confirms or updates the value based on recent comparable sales rather than a full new inspection. 

A valid desktop valuation will usually be accepted by Homes England and extends the report validity for another three months without a full inspection. That said, the desktop valuation must come from the same RICS surveyor as the original, on headed paper and addressed to the loan administrator. 

2. Commission a fresh Help to Buy valuation

If you’ve missed the two‑week window or if market conditions have changed significantly, the safer route is to order a new full valuation. That resets the three‑month validity period again, giving plenty of headroom for sale, remortgage or repayment.

How to avoid expiry headaches in future

  • Plan ahead: Try to arrange your Help to Buy valuation at a point when you expect sale, staircasing or repayment will happen within 3 months.
  • Work quickly: Once you have the report, send it to your loan administrator without delay — they often require receipt within a handful of working days. 
  • Stay organised: Keep a record of issue and expiry dates; track conveyancing progress against them; factor in delays in advance.
  • Use a trusted, experienced RICS network: A surveyor familiar with Help to Buy requirements will save you the risk of incorrect formatting or missing documentation that could invalidate the report.
