Level 2 or Level 3? The only guide you'll actually need

It's the question every buyer asks, and the answer is about the property, not the price. Here's how to choose in two minutes.

Ask three friends which survey to get and you'll hear three different answers, usually anchored to what they paid, not what the property needed. The truth is simpler: the survey level should match the building, not your budget. Get that right and everything else follows.

The one-sentence rule

If the home is broadly conventional, built after 1900, standard construction, no major alterations, in visibly reasonable condition, a Level 2 HomeBuyer Survey tells you everything you need. If it's older, unusual, extended, visibly tired, or you're planning big works, step up to a Level 3 Building Survey.

What a Level 2 gives you

A Level 2 is a visual, non-invasive inspection of everything reasonably accessible: roof coverings from ground level, walls, floors, windows, services, damp readings, loft space. You get traffic-light condition ratings, urgent defects flagged, and advice on what needs attention now versus later.

What it doesn't do: lift floorboards, move furniture, or diagnose the cause of every defect. It tells you what's wrong and how serious it is, enough to renegotiate or walk away with confidence.

When Level 3 earns its fee

A Level 3 goes deeper on the same fabric: how the building is constructed, why defects are occurring, repair options, and indicative costs. For a 1890s terrace with a bowing bay, a barn conversion, or anywhere you're planning structural work, that depth pays for itself many times over.
